Eligibility
ELIGIBILITY:
All personnel with command sponsored family members (36 month
tour) are eligible for government quarters. Eligibility date
is based on the date departed the last permanent major command
(MACOM). Sponsors arriving from a dependent restricted tour
may be credited up to 14 months. Some special situations may
require further clarification.
Only active duty military and their command sponsored dependents
are eligible for Government owned, and Built-to-Lease facilities.
All DOD civilian personnel are eligible for Private Rental only.
Government quarters waiting lists are based on rank and number
of accompanying family members. Children are authorized a bedroom
each, regardless of age or sex: however, 4 bedroom quarters
are the largest we have available. Waiting time is based on
grade and bedroom category, and is subject to change.
Photographs and a brief description of each housing area are
provided. Please remember that only facilities coming available
may be offered. You may not ask for specific housing areas.
When planning your household shipment/storage, remember these
quarters may be smaller than stateside units. Requests for special
quarters based on the amount of household goods shipped cannot
be approved.
EXPECTED WAITING PERIOD FOR HOUSING (Grade E-1 thru Company
Grade Officers):
2 BEDROOM: 1 - 2 months
3 BEDROOM: 1 - 2 months
4 BEDROOM: 1 - 2 months

Government Quarters
GOVERNMENT QUARTERS:
Hohenfels community has 131 Government owned quarters, 500
Built-to-Lease and 2 Government Rental Housing Program (GRHP)
quarters for a total of 631 units. Only Government Owned quarters
are located On-Post. On-Post units are restricted to the grades
of E-1 - E-6. There is only limited space available for Company
Grade, Field Grade Officers and Senior Enlisted. Built-to-Lease
units are located in a variety of small towns and villages within
a 30 minute driving radius of post. Since January 2007 assignment
to Government quarters is mandatory.
All Built-to-Lease and Government-owned quarters are wired with
110 and 220 voltage. Cable TV is available in Government-owned
quarters. All Government owned and Built-to-Lease units have,
at a minimum, basic AFN TV reception. |

Private Rentals
PRIVATE RENTALS:
The Housing Services Office administers approximately 590 apartments
and houses for military and civilian personnel. It is staffed
with bilingual personnel. They will assist in obtaining private
rental quarters and insure that your lease includes the appropriate
military release clauses. The staff provides limited translating
services for typical household bills, or problems occurring
with the landlords. Moving-in costs usually include a security
deposit of 1 to 3 months rent. Generally there are no hook-up
charges for utilities; however, electricity and water may require
advance payments on a monthly basis. These utilities are read
and prorated each year. If your usage is higher than estimated,
a bill for the difference will be issued; however if usage is
less, you may be entitled to a refund and a lower payment for
the next year.
Economy housing may be smaller than housing found in the States.
Therefore, box springs for queen and king size beds larger than
53 W X 81 L X 39 H (inch) are strongly discouraged. Most German
rentals come without built-in-closets however; the Government
will provide washers, dryers, refrigerators, ranges, dishwashers,
closets and household furniture.
AVERAGE COST OF RENTALS:
1 Bedroom - $600-700
2 Bedroom - $750-900
3 Bedroom - $950-1300
4 Bedroom - $1150-1500
(Dollar rates will be higher or lower depending on the Euro
value on the market)
Prices are based upon local market analysis, and do not include
utility costs. Variations in rental prices exist, depending
upon additional features, i.e. additional baths, garages, square
footage and location.
Like Government and Built-to-Lease units, Private Rental housing
may be found within a 10-30 minute drive from Gate 1. The bulk
of the private rental quarters are 1-2 bedrooms. 3 bedroom units
may be more difficult to obtain, while 4 bedroom units are extremely
limited. Units may be apartments, stairwells (similar to government
quarters), duplexes (top/bottom or side-by-side), as well as
some individuals houses. Pets may make finding private
rental units difficult; many landlords do not allow
dogs or cats, but if they are allowed, a pet deposit and or
a pet insurance may be required. Since June 1992, German Law
requires a "negative certificate "from a appointed
veterinarian or dog expert for dogs in category II. Category
I dogs like pit-bulls, ban dogs, American Staffordshire terrier
or bullterrier, and Tosa-Inu are prohibited in Germany.

Travel Authorizations
TRAVEL AUTHORIZATIONS:
During in processing, the 38th PSB will provide the service
member with an AE Form 4000-1, Request for Family Travel. This
must be turned in during the Housing Briefing and is required
for placement on the waiting list. Once quarters are available
this AE Form 4000-1 will be authenticated, the orders "message"
is completed by 1st PERSCOM, and forwarded electronically to
the servicing installation. Family members are warned NOT TO
TRAVEL prior to the authorization date and notification from
the stateside servicing installation.
All rank categories are CONCURRENT. Temporary Lodging Allowance
(TLA) can be authorized by housing up to 30 days. Extensions
must be approved by Housing Management.
Please remember: If you request Concurrent Travel and give
a European Address (Friends and Family), your family is expected
to remain at that address until some types of quarters are available.
NO Temporary Lodging Allowance (TLA) will be paid for family
members concurrent to a European Address (Friends or Family).
Unaccompanied military personnel will be required to move into
soldier's quarters, SEBQ or BOQ.

Central Furnishing Management Office (CFMO)
CENTRAL FURNISHINGS MANGEMENT OFFICE (CFMO):
The CFMO office offers a variety of temporary loaner furniture
for in-coming and out-going personnel assigned to Hohenfels.
All appliances, stoves, refrigerator, washer, dryers are provided
(you should not ship your own appliances). Government quarters
have dishwashers, as well as Built-to-Lease. GRHP or Private
Rentals, where space and appropriate plumbing is available,
a request for a dishwasher may be submitted. For those living
in Private Rental units, 2 and 3 door cupboards may be issued.
Loaner furniture usually consists of a "basic issue"
- beds, living room and dining room furniture. Loaner furniture
must be returned after 90 days. Other items, such as desks,
china hutch/buffet, bookcases, etc., may be requested on an
"as available" status. Privately-owned oversized box
springs larger than 53 WX 81 L X 39 H (inch) are strongly discouraged
to be shipped. Most quarters have narrow stairways. If you intend
to ship oversized box springs, Transportation cannot be held
liable to move them into upstairs bedrooms.

Note: Dollar amounts are subject to change due to the fluctuation
of the conversion rate.
The Housing Services Office sets up all utility agreements,
except telephones. Telephone installation must be requested
by the new occupant and includes an installation charge which
is included in the first bill.

It is German law that you must have a refuse can/dumpster at
your home, and you must use it. Refuse may not be taken across
county lines. Recyclable materials such as glass, plastic, paper,
etc., may be brought on post to the SORT Facility or deposited
in your local area's igloos or recycling center. Household hazardous
material must be brought on post to the Self-Help Store (Bldg
742), or to the sort center behind Bldg 25. Recycling is mandatory
in Germany and noncompliance results in heavy fines.

General Information
A "two pets" policy is strictly followed. Ownership
of more than two animals in a family housing unit is prohibited.
Pet policies are strict in the German community. German law
imposes absolute liability on the animal's owner. Pets, cats,
dogs cannot be left outside unattended, or tied. An individual
capable of controlling the pet must be with the animal(s) at
all times.
If you wish to bring a cat or dog to Germany, the animal must
have been vaccinated for rabies at least 30 days but no more
than 12 months prior to its entry into Germany. Proof of examination
must be presented to the German customs at the border or port
of entry.
All pet owners have to follow German law. In Germany dangerous
dogs are classified into two categories of dangerous dogs. Category
I dogs are not allowed in Germany (Pit-bull, Ban dog, American
Staffordshire terrier, Staffordshire Bullterrier, Tosa-Inu).
Other dogs may be subject to temperament testing.
Please check with the housing office staff for further details
before you decide to bring the pet.
Most Private Rental landlords do not allow
pets!
Large size beds are strongly discouraged when they have oversized
box springs larger than 53 W X 81 L X 39 H (inch). Most quarters
have very narrow stairways providing no room to locate large
mattresses, box springs, and frames into upstairs bedrooms.
This includes water beds. Wall damages have occurred in moving
these large items in and around the interiors. A two bedroom
is approximately 115sq meters, a three bedroom size is 125sq
meters and 4 bedroom measures 135sq meters. Keep in mind German
accommodations do not have built in closets, portable closets
are required and available through the post furniture warehouse.
